Airbnb fire safety plan: what to include for guests
Your fire risk assessment is the legal document. The fire safety plan is the short version guests actually read: how to get out, how to call for help and what to do. Keep it simple, put it where guests will see it, and include it in your house guide.
Fire risk assessment first
Every holiday let needs a written fire risk assessment. It works out the risks and the precautions, such as alarms, escape routes and fire doors. The fire safety plan takes the parts guests need to know and puts them in plain English.
What to include
- What the alarms sound like, and that everyone should get out as soon as one goes off.
- The escape routes from every bedroom, and any second exit or escape window.
- Where to gather outside, away from the building.
- To call 999 once everyone is out, with the full address and postcode written on the plan, as guests will not know it.
- Not to go back in for belongings.
- Where the fire blanket is, and simple advice on using it for a small pan fire.
- Any features specific to your property: a wood burner, an external staircase, a key needed to unlock a door or window.
Where to put it
- On the back of the main entrance door, or near it, as a printed fire action notice.
- In the welcome folder or house guide, so guests can read it on arrival.
- Keep keys for any locked exit doors or windows where guests can easily find them.
Keep it working
Test the alarms at every changeover, check escape routes are clear, and update the plan whenever you change the layout or review your fire risk assessment.
