Is HostSorted legal advice?
No. HostSorted is a reminder and record-keeping tool. We explain each requirement in plain English and link to the official guidance, but you stay responsible for your property.
Does it cover Scotland, Wales and Northern Ireland?
Yes. Choose the nation when you add a property and HostSorted builds the right checklist: the short-term let licence and its conditions in Scotland, Welsh Revenue Authority registration and the visitor levy in Wales, and Tourism NI certification in Northern Ireland, with the right business rates rules for each. What is the short-term let register?
The government has said a national register for short-term lets in England will be fully operational by March 2027. Hosts are expected to register each property and show a registration number on listings. Fees and details have not been published yet, and we will update HostSorted as soon as they are. Do I need a card to start?
No. Every account starts with a 14-day free trial of everything, and your first property stays free after that. You only add a card if you choose a paid plan.
Can guests see a house guide?
Yes. Every property gets a free guest safety page, and on the Host, Pro and Agency plans you can add a full house guide: Wi-Fi, check-in and check-out, how things work, house rules and out-of-hours contacts. Guests scan a QR code, no app needed. Try the demo.
I manage lets for other people. Does it work for agencies?

Yes. Your cleaner's photos are timed and fingerprinted when they upload them, so you have the condition before and after every stay. Do I need a website to take direct bookings?
No, HostSorted builds one for you. Each property can have its own website with photos, a live availability calendar and booking requests. You can ask for a deposit, give returning guests a discount code and offer deals on gap nights, and there's no booking fee or commission. See direct bookings.
Can you build a website on my own domain?
Yes. A premium website is a multi-page site on your own address, like www.yourcottage.co.uk, with a choice of designs, pages for the house, gallery, local area, reviews, FAQs and contact, and instant booking with card payments into your own Stripe account. Does it help with Making Tax Digital and visitor levies?
